I value houses and flats when someone needs a number that will stand up: putting a property on the market, settling probate, dividing assets after a separation, or satisfying a lender before a mortgage. The report sets out comparable sales from the last six months, condition, tenure, and what a realistic asking price looks like next to a quick-sale price. I inspect in person, measure the floor area and photograph anything that affects value, such as damp or a short lease. Reports reach clients within three working days.
